Q: Can I just have my tile roof cleaned?
A: Yes, we power wash your tile at 4,500 PSI, using only clean water, with absolutely no chemicals. If you have surface-colored tile that is more than 10 years old, and because the cleaning process may leave your roof’s appearance more faded than you like, we can color coat it to look like new.

Q: How long will it stay clean?
A: Since thorough cleaning will open the pores of the tile, the dirt, algae and mold will probably reappear faster than it did originally. (Sealing the tiles after power washing is a better, longer-lasting solution.)

Q: The color is faded and is even gone in some areas, what can be done?
A: We can power wash it, seal the tiles, and recoat it to look like new.

Q: If I change the color scheme of my home, can I change the color of my tile, too?
A: We can create or match any color you want, even multi-shaded blends.

Q: How much does it cost?
A: It always depends on the size of your roof, but a general rule of thumb is approximately one-fourth the cost of having new tile installed, and it’s a much faster and cleaner process.

Q: I am doing a room addition and I want to match the original tile on the home but that color is no longer available, can you help?
A: With over 16 colors to choose from, we can match almost anything you request. One of our more challenging projects came about when we were chosen to antique new tiles being installed at the Mission in San Juan Capistrano so they would match the existing 100 year-old tiles on the other buildings. You should stop by and take a look. They came out beautifully.

Q: What if I don’t want a monotone colored roof?
A: That’s no problem. We routinely coat roofs, adding an accent flash color or creating a blending of two or more colors.

Q: Roofers have told me that I shouldn’t waste my money on old tile, and that the underlayment beneath the tile is what waterproofs my home. Is this true?
A: The underlayment certainly protects the roof from leaking, but tiles must pass ICBO tests showing they will not let water pass through before being approved for sale. And, since they also carry a 50-year manufacturer’s warranty, why go to the expense of a new roof if it is not necessary? We recommend you have your roof inspected by a licensed roofing contractor. If they feel the roof is sound, is not leaking or showing signs of future leaks, let it be. If they feel you need new underlayment and flashings, you can have them remove the existing tiles (or we can provide the service), install new underlayment and flashings, and reinstall the old tiles. After this is done, we can clean, seal and coat your roof any color you choose, along with a 10-year warranty.

Q: How long will roof coating last?
A: Most of our coating options will last from between eight to twenty years, depending on environmental conditions.
Back to Frequently Asked Questions
Q: Is it OK to walk on my tile roof?
A: We never suggest people walk on tile roofs. In our case we are experience in cleaning and coating roofs. Our employees spend hundreds of hours every week working on roofs and are extremely careful to make sure they do not break tiles or risk injury.

Q: What is the environmental impact of your process?
A: During our cleaning process we only use clean water, with a sediment entrapment system to filter the runoff. All of our sealers and coatings are water based with V.O.C. emissions that meet even strict California guidelines.
